WTC's Largest Tenant Takes 250K SF
Morgan Stanley Finds New Offices in Downtown,
Midtown
Morgan Stanley has signed
2 deals to place some of its World Trade Center employees
in new offices. At 75 Varick St., the company sublet 146,000
square feet office from PhotoDisc Inc., while on 825 Third
Ave, it took over RCN Corp.'s lease on 6 floors for a total
of 112,464 square feet. Both deals last about 5 years and
Morgan Stanley plans to start occupancy on the spaces shortly.
Philip Sprayregen of CB Richard Ellis
is the agent for Morgan Stanley. Tim
Kucha, James Meiskin and Mark Thompson marketed the space
for PhotoDisc, while Philip Deguire and Frank Doyle
of Jones Lang LaSalle Inc. worked on the deal on behalf of
RCN Corp.
One Hudson Square at 75 Varick St. is a 19-story structure
totalling more than 1.1 million square feet, which is 93%
leased. The 1929 building was renovated in 1998 and is owned
by Trinity Church Real Estate. 825 Third, the Random House
Building, totals 486,326 square feet on 40 stories and is
98% leased. The Durst Organization purchased the skyscraper
in 1999.
Morgan Stanley, the largest tenant displaced by the attacks
on the World Trade Center, recently sold its brand new building
at 1 Rockefeller Plaza West to Lehman Brothers. Sources say
the company is still looking for more office space in the
New York area.
