Personal Website

James S. Meiskin has been a leading player in the New York City real estate market for more than 25 years. The firm, whose specialty is Tenant Representation, has helped many prestigious companies with their property searches. Among the fields where he has significant experience are entertainment, law, public agencies/not-for-profits, publishing and the creative industries.

Mr. Meiskin has been responsible for more than one billion dollars' worth of real estate transactions. In addition to assisting corporations with straightforward lease transactions, he has undertaken many difficult projects to satisfy his clients' unusual needs, including buyouts, acquisitions and lease re-structuring.

Recently, Mr. Meiskin represented Getty Images, Inc., helping the firm consolidate its operations at One Hudson Square. During the course of looking for a new location, Getty began a vigorous acquisition process, increasing its space requirement frequently. Despite the exponential growth and change, and the tightening of available space in the explosive Manhattan market, Mr. Meiskin was able to secure enough space and the best terms after eight months of negotiations.

In addition to representing The Hearst Trade Book Group in its move, Mr. Meiskin helped the firm modernize its operations by relocating to technologically appropriate space. After three decades spread over five floors in an older building, Mr. Meiskin located a state-of-the-art home for Hearst with an effective rent that is less than what they were paying at their former location.

Mr. Meiskin represented American Retail Group, consolidating its offices from two different locations into one larger space. After extensive research and negotiations, Mr. Meiskin was able to create additional space with options at 1114 Avenue of The Americas at a substantial reduction in cost.

Mr. Meiskin has had significant experience representing international clients, including the Netherlands Mission to the United Nations, The Consulate General of the Netherlands, The Netherlands Chamber of Commerce, Banco di Napoli, BBC International, Benetton, the Government of Spain, and Kredietbank. The Netherlands Mission needed to expand its space, but did not want to move. As exclusive advisor, Mr. Meiskin worked to create additional space; after exhausting all options in their building, he structured a transaction elsewhere. Mr. Meiskin obtained two years of free rent at the new space (covering the remaining obligation at the old space) and negotiated a rental rate below the old lease. He was then able to create a buyout of the remaining obligation. For Banco di Napoli, Mr Meiskin was instrumental in the purchase and renovation of a townhouse on the east side of Midtown Manhattan for its United States Headquarters.

Mr. Meiskin's experience in the public sector is extensive. His firm consulted with the New York City Fire Department to evaluate either staying at its current location or building a new headquarters of approximately 350,000 square feet. With Plymouth partners help, the Fire Department relocated to a much more efficient and cost-effective space at MetroTech in Brooklyn.

Prior to forming Plymouth Partners, he was affiliated with Grubb & Ellis, where he was recognized as one of the top brokers Nationally.

In addition to being a licensed real estate broker in the State of New York, Mr. Meiskin is also licensed as a broker in the State of Florida. Mr. Meiskin graduated from the University of Miami, where he received a BBA in finance. He is a member of the Real Estate Board of New York, Corenet Global, as well as many other professional and charitable affiliations.
